Daytona Beach, FL. (March 26, 2020) – Avalon Park Group/sitEX submitted a comprehensive plan amendment to the city of Daytona Beach today to bring one of the largest master planned communities in Florida to Daytona Beach.
Avalon Park Group/sitEX, which set the standard for mixed-use developments with its award-winning master planned community, Avalon Park in Orlando, plans to develop Avalon Park Daytona Beach as a mixed-use project. More than 2,600 acres of land are under contract with Consolidated- Tomoka Land Co [NYSE:CTO] on State Road 40, just west of Interstate 95 and south of West Granada Boulevard/State Road 40, next to Latitude Margaritaville.
The proposed amendment will permit 730,000 square feet of retail space, 270,000 square feet of office space, 5,000 multi-family units, 1,650 single family attached units, and 3,350 single family detached units. The proposed new town will include a variety of uses as permitted in the Mixed Use Future Land Use classification, including but not limited to commercial, retail, multi-family residential, single-family residential, educational and recreational uses, all intended to bring forward a comprehensive downtown within the project.
“Building a town of this magnitude allows us to build in a compact and contiguous manner that discourages urban sprawl and has a much lighter environmental impact than typical suburban development,” says Beat Kahli, CEO, Avalon Park Group/sitEX.
Avalon Park Group/sitEX has worked over the past 90 days with the City of Daytona Beach to develop a comprehensive plan that meets their growth objectives. Avalon Park Daytona Beach plans to develop a compact, walkable, mixed-use and interconnected community, that achieves efficient use of land and infrastructure costs. Additionally, the plan preserves large contiguous space for conservation lands, utilizes a network of interconnected streets to reduce number and length of automobile trip and conserving energy. This all creates walkable neighborhoods all centrally located around a downtown commercial center for all ages to live, learn, work and play.
Avalon Park Group/sitEX will work closely with local governments, as it historically has done, to ensure its community maintains high standards for infrastructure, transportation and education. Since inception, Avalon Park Group/sitEX has invested more than $100 million into public/private partnerships to build roads, schools and community amenities.
“The design of Avalon Park Daytona Beach creates a sense of place and belonging for its residents,” says Ross Halle, Senior Vice President, Avalon Park Group/sitEX. “Incorporating design principles of traditional neighborhood design is not only smart for development but builds a complete town where people can call home.”
